178 and 184 Middle Street Recognized by ENR New England

East Brown Cow is proud to share that our construction partners at Consigli have been recognized for their work on 178 and 184 Middle Street, receiving an Award of Merit in the Residential/Hospitality category for Engineering News-Record’s 2026 Best Projects Awards – New England. 


The ENR Best Projects Awards recognize outstanding construction projects across the region every year, showcasing excellence and innovation in design and construction, safety, and community impact. 


Located in Old Port Square, 178 and 184 Middle Street reflect East Brown Cow’s approach to urban excellence – developing new retail and hospitality opportunities within the Old Port’s existing architectural fabric. Known as the Boyd Block and the William Widgery Thomas Block, the buildings now boast modern, design-forward private lofts on their upper floors as part of The Docent’s Collection and prime retail space on the ground level – which are home to Warby Parker, Bangor Savings Bank, and Rough & Tumble. 


“We’re always proud to partner with Consigli, and we’re thrilled to see their team recognized for the craftsmanship they brought to the project,” said Jacob Soley, East Brown Cow’s Director of Development. “Ushering in a new era for these two buildings, while preserving their original, historic character, was central to this project, and it could not have been achieved without the expertise of their team.” 


The project restored original 1867-era millwork, masonry, windows, lobby staircases, and historic mosaic flooring. Modern upgrades, including improved accessibility, new elevators and circulation systems, and fully electric mechanical systems, were also introduced to support the building’s long-term viability and sustainability. 


The ENR recognition joins a growing list of honors for projects within East Brown Cow’s portfolio and reflects our continued commitment to urban development and historic preservation in Portland’s Old Port.
